A world-renowned tearoom nestled on the banks of the Afon Conwy in Llanrwst, north Wales, is now up for sale. Tu Hwnt l’r Bont tearoom is an iconic building draped in Virginia creeper, making it one of the most photographed structures in Wales. Originally dating back to around 1480, the building has transitioned from a farmhouse to a courthouse before being revived as a tearoom over 50 years ago. The community’s fundraising efforts brought the neglected building back to life before it was acquired by the National Trust. The tearoom has been a popular attraction, drawing in tourists from around the world.
Tim Maddox had been managing Tu Hwnt l’r Bont for nearly two decades until the National Trust transferred the lease to Parisella’s, a cafe and ice cream brand, last January. Now, the picturesque tearoom is once again on the market through St Davids Commercial. With a rich history and stunning seasonal transformations, the charming site presents an “unbelievable opportunity” according to Colin Flannigan of St Davids Commercial. The property’s lease is a 25-year term starting from March 25, 2023, with an annual rent of £8,750 and an asking price of £195,000.
The tearoom, which features on the front covers of travel guides like The Lonely Planet and the Beano comic, has become an award-winning, family-run business and a must-see attraction in the Eryri National Park. Its success has led to a loyal customer base and interest from tour companies. Potential buyers have the opportunity to expand the business and increase turnover. The landlords are responsible for the roof and external walls, offering a unique opportunity to own a piece of Welsh history and hospitality at Tu Hwnt l’r Bont tearoom.
