A new development proposal in Cardiff Bay has moved closer to reality, with plans for a new block of flats gaining momentum. The Cardiff Council’s planning committee had previously approved outline planning permission for the redevelopment and extension of the Channel View estate in Grangetown, allowing for up to 319 apartments and houses. As part of this approval, the demolition of three properties on Channel View Road has been given the green light to make space for the upcoming construction work.
According to a recent council document, the demolition of properties at 227-231 Channel View Road is set to begin on April 7, 2025. In a move to ensure compliance with fire regulations, plans for an apartment block in phase one were adjusted in June 2024, with the redesign leading to changes such as reducing the height of block B from eight to six storeys. Additionally, adjustments were made to the design to exclude green walls, which were originally intended to enhance energy efficiency and air quality.
The initial phase of the redevelopment project will comprise two blocks providing independent living flats for individuals aged over 50, along with amenities like a community cafe and communal gardens with allotments and picnic spaces. While the alterations in the design of block B will result in a shorter and reoriented structure, the number of units will remain at 24 as initially planned. Moreover, changes were also made to block A, increasing the number of apartments from 57 to 102.
The redevelopment of Channel View is part of a larger vision by Cardiff Council, aiming to replace 180 existing properties on the estate and introduce 285sqm of retail space. Plans for the site include the regeneration of The Marl to feature new sports facilities, children’s play areas, a beach, water features, footpaths, and cycle paths, enriching the community’s recreational spaces.
