Plans for huge new 800-home development in this part of Wales move forward

Plans are advancing for a significant new housing development featuring 800 homes in a region of Wales, as noted by Wales Online. The proposition, part of an outline application by Savills acting on behalf of Bridgend College, outlines a new residential estate and primary school on Land East of Pencoed, near Bridgend. If approved, the development could potentially accommodate up to 804 residential units, with 20% allocated for affordable housing, alongside space for a new primary school.

The area in question is already earmarked for residential development within the Bridgend Local Development Plan. Additionally, there are plans for modest community and commercial amenities, green spaces, landscaping, outdoor recreational facilities, and public open spaces within the 45-hectare site. The development site is contiguous with Bridgend College’s existing Pencoed Campus, which includes sports fields and a 3G pitch.

The preliminary scheme encompasses the thorough development of the site for residential purposes, incorporating access routes, ecological measures, local community and commercial spaces, land for educational purposes, landscaping, green infrastructure, sustainable drainage systems, and site preparation works. Simultaneously, progress is underway for the construction of a new £80 million college campus at Cheapside in Bridgend town centre, expected to be operational by 2026.

Pending approval, the Pencoed development joins a list of large-scale housing projects awaiting consent, including a 900-home development within the Porthcawl seafront redevelopment plans. The planning consultation for the Pencoed site marks another progression in the process following an environmental scoping report earlier this year to identify potential environmental impacts. Interested parties are invited to submit their comments on the proposed development through Savills’ website by November 25, 2024.
