Plans for the development of more flats and commercial units near Swansea’s bustling High Street have received approval. The proposed six-storey block will feature affordable flats and commercial spaces, replacing a small car park at the lower end of the Urban Village development between The Strand and High Street. Adjacent to this, a unique shipping container-style scheme for businesses will be constructed on a grassy area near Kings Lane, situated just behind the Basekamp cafe. Although the current multi-storey car park in the vicinity will be retained, Coastal Housing Group aims to enhance the area further with additional flats, commercial units, and a communal garden on the opposite side of Kings Lane in the future.
The redevelopment of this area seeks to breathe new life into a once unwelcoming part of the city, known for its tired buildings and lack of vibrancy. According to a council planning officer report, the revitalisation aligns with planning policies that advocate for a vibrant mix of leisure, culture, retail, office, and residential spaces, with an emphasis on high-quality buildings and public areas. While some residents from nearby Strand Court and Court Mews expressed opposition to the plans, the report highlights that the new block’s construction, facing north, will not significantly impact their living spaces.
The six-storey block will host 15 one and two-bedroom affordable flats, with dedicated cycle storage and waste disposal facilities within the Urban Village. Commercial tenants, on the other hand, will be responsible for managing their waste disposal. Additionally, concerns regarding surface water management have been addressed, with a stipulation that surface water cannot be discharged into the main sewer. The proposed scheme will also incorporate new greenery, such as plants, shrubs, and wildlife boxes to enhance biodiversity in the area.
In a separate development, council officials are currently reviewing a pre-application enquiry by Coastal Housing to convert a former office block near the Coppergate student development on The Kingsway into 48 flats. This initiative marks another step towards the regeneration of Swansea’s city centre, aiming to create a dynamic urban environment with a mix of residential and commercial spaces.
