Hospital to be replaced with affordable homes, offices, and café

Plans have been approved to replace a hospital in Cardigan, Wales, with affordable homes, offices, and a café. The former Cardigan Hospital site will be transformed to include new affordable homes for older people, offices, and public spaces after amended plans were given the green light by Ceredigion County Council.

The original plans by Wales & West Housing included maintaining the historic Priory House, believed to be John Nash’s first country house, and constructing 34 apartments for local residents, along with new offices and a regional base for a maintenance company. However, due to delays caused by increased building materials costs and other challenges, the project faced setbacks.

The amended plans now feature 20 one-bedroom units, with residential parking spaces situated above flood levels. The development will also include a public café and gardens, serving as a community hub and enhancing the overall town area. The reduction in the number of apartments aims to address viability concerns while still contributing towards meeting affordable housing needs in the region.

The revised scheme has been designed to improve views of St Mary’s church and create a more open and accessible space for the community. While the changes deviate from the initial 2021 plans, the principle of development for affordable housing, office space, and community facilities remains consistent with the council’s vision for the site.

Ceredigion planners have conditionally approved the application, ensuring that the new development aligns with local housing priorities and community needs. The transformation of the former hospital site signifies a positive step towards revitalising the area and providing valuable amenities for residents and visitors alike.
